This page will answer many of the questions you may have about your
Plumbing & Heating.
Q: Why do I need a boiler service?
A: Your boiler should be serviced every year. It will prolong the life of your boiler and to ensure it is in a safe working condition. A service will keep it clean, detect any problems such as a gas leak – and saving you on your gas & electricity bills. It will also keep your warranty valid with your boiler manufacturer.
Q: When should I replace my boiler?
If your boiler is costing you money on a regular basis, ie replacing parts & repairing, it might be more economical to replace it. I only fit 3 different makes of boilers which I recognise as good quality. These range from the lower priced Ideal Logic (with a 7 year warranty) to Vaillant or Worcester Bosch.
Q: How can I save money on my utility bills?
You should have a thermostat, possibly in your hallway or living room. You can choose the temperature at which your heating will automatically come on. You can also choose times on your boiler where the heating will stay off, such as when you are asleep or at work. Ensure your radiators are working well so that you don’t have your heating on for hours, but hardly any heat is coming out of them. You may need a power flush to clean out the central heating system or if your radiators are old, they may need replacing. You can also fit thermostatic radiator valves to your radiators to control the heat in individual rooms. (such as an unused attic room, turn it to frost or on low)
Q: My hot water isn’t working.
There are many different reasons for this, but it could be a faulty diverter valve, pump issues or a scaled plate heat exchanger etc. This would more than likely need to be looked at to find the problem.
Q: I have a leak, what should I do?
If it is a serious leak, turn your water off at the mains stop cock and call a professional like me to fix the problem. Remember even a small leak can end up costing you a lot of money over the year so get it fixed as soon as possible, it could be worth it.
Q: Why is only half of my radiator hot?
If it’s cold on the top and hot on the bottom, it is probably trapped air. If it’s hot on the top and cold along the bottom it is more than likely sludge which would need power flushing or a chemical treatment.
Q: Landlord Certificates
As a Landlady/Landlord you are required by law to have a Gas Safety Certificate for each of your gas appliances.
